The development is located at the corner of Istvánmezei and Thököly roads in Budapest’s district 14. It is the largest and most stylish new project in the district.
Récsei Shopping Centre located adjacent to the project was redeveloped by the developer of Istvan Park in 2004. It offers a wide range of shopping, sports and entertainment facilities.
The nearby City Park commonly known as Városliget is considered as the most picturesque and interesting park in Budapest with several major attractions as the Museum of Fine Arts, the Vajdahunyad Castle, the Municipal Zoological and Botanical Garden, the Theme Park and the Széchenyi Thermal Baths.

The area:
District XIV (14), also called Zugló is situated in the eastern part of Budapest and is Budapest’s third largest district as well as being one of the greenest. Zugló includes many smaller neighbourhoods including: Istvánmező the one where the project is located is bordered by Dózsa György út, Ajtósi Dürer sor, Hermina út part of Thököly út, Hungária körút and Kerepesi út.
The northern part of Istvánmező, close to City Park developed into an elegant garden suburb at the beginning of the 20th century. Foreign representation offices, embassies occupy many of the old villas in the area, therefore this part of the city is often called the “diplomatic quarter” of Budapest.
The southern part of Istvánmező was part of the district’s former industrial zone along Hungária körút and Kerepesi út. This area is being converted into a business and service centre thanks to the highway linking district IX and XIII, two major hot spots for investors
Several office buildings and commercial facilities have been built or redeveloped there such as the Récsei Shopping Centre (whish is next to the development), numerous office buildings at Thököly, Dózsa György and Kerepesi út. Further developments are also underway in the area. Plaza Centers, a large property development company will start work on Central and Eastern Europe's biggest entertainment and shopping centre in the close proximity, next to Budapest's Keleti (Eastern) Railway Station in March 2006. The centre will house an 18,000 square meter hypermarket, a 21-screen multiplex cinema and close to 200 businesses, some of them setting up shop in Hungary for the first time.
The state-of-the-art 4th metro line which is expected to be up-and-running by 2010 will service the district with 2 stops in the project’s neighbourhood. This infrastructural develop-ment and related plans including the resurfacing of Thököly út will also make the area more attractive from an investment point of view.
The building:
The development consists of six buildings. Building B and C are under construction and expected to be handed over in Q3 2006. Building A which we actually sell will contain 86 apartments with parking places for each apartment. Final handover of the full development will be in Q1 2008.
Each of the buildings has a private entrance with an exclusive entrance lobby equipped with an intercom and CCTV system to enable each of the Tenants to see the caller/visitor at the entrance door.
Each of the buildings is equipped with two elevators servicing all floors and the garages.
In the basement there will be car parks equipped with a mechanical parking system and storages.
